Why Deck Inspections Matter
At SkyScope Inspections, our deck inspection SOP (Standards of Practice) serves as a crucial guide for inspectors aiming to ensure decks are safe and sound. Our mission is to lay out a clear blueprint for comprehensive, visual inspections that zero in on safety, structural health, and sound construction.

What We Look For
Structural Essentials:
Ledger Board: Think of this as the deck's handshake with the house. It’s a hotspot for issues. We meticulously verify the right flashing is in place, that bolts or screws are correctly used (we skip nails), and that there’s a solid link to the house's band joist.
Posts and Footings: See support beams of at least 6" x 6" for taller decks? We ensure these are correctly sized, strongly anchored to their bases to avoid movement, and free from direct soil contact to fend off rot.
Girders and Joists: These are the backbone beams. We assess their size, spacing, and how they connect, including making sure metal joist hangers are spot on.
Bracing: Especially in taller decks, we check diagonal bracing for crucial stability. Why rely on guesswork
Safety Checks:
Guards and Handrails: Any elevated deck needs sturdy guardrails. They must be at least 36 inches tall and secured well, with space between balusters tight enough to prevent a child from slipping through. Are your handrails easy to grip?
Stairs: Consistency is key. We look at stair stringers to be well-supported and risers to uniform in height, reducing tripping hazards. Do your stairs feel safe?
Material Condition:
Wood Health: Using a probing tool, we check for decay, particularly in posts touching the ground. Rotten wood? We’ll find it.
Fasteners: We examine nails, screws, and bolts for rust and correct fit. Are your deck’s fasteners holding firm?
Decking: We assess board spacing for proper drainage and highlight any damaged or loose boards. Are your deck boards installed properly?

Inspection Boundaries:
Our deck inspections are thorough but not limitless. Here’s what we typically won’t include:

Pest Inspection: Our radar isn't set for insects; however, we do share any visual signs we see in the report.
