What is a 4-Point Inspection?

A 4-point home inspection is a basic evaluation of a house's four major systems—roofing, electrical, plumbing, and HVAC—conducted for homeowners' insurance companies to assess risk. It is typically required for older homes or when purchasing a new policy to ensure that the main systems are in satisfactory condition and not at high risk of costly failure.

What does a 4-Point Inspection Cover?

  1. Roof: The inspector examines the roof's covering, structure, and overall condition, looking for signs of leaks, damage, or remaining lifespan

  2. Electrical: The system is assessed for safety, with the electrical panel, wiring, outlets, and switches checked for issues like exposed wires, improper sizing, or damage.

  3. Plumbing: This includes evaluating the supply and waste piping, fixtures, and checking for signs of leaks, corrosion, or other damage.

  4. HVAC: The heating, ventilation, and air conditioning system is inspected to ensure it is functional, not leaking, and has some remaining life expectancy.

Why It's Different From a Full Inspection

Purpose: A 4-point inspection is primarily for insurance underwriting, while a full inspection provides a more comprehensive assessment for a potential buyer.

On the day of the inspection, we strongly encourage you to meet with our inspector. Should you have any questions about the process or need clarification regarding your home’s specifics, our inspector will guide you through and provide the necessary answers.

Receive your detailed report

Following the inspection, we will send you a comprehensive report that highlights your property's condition. This report is accessible once the inspection fee has been paid in full.
